The Town of Nocatee may have grown just a bit this week.
The St. Johns County Commission voted to approve a Comprehensive Plan amendment on Tuesday that will allow the Parc Group, Nocatee’s master developer, to add 545 acres along the Intracoastal Waterway to the town. The Planning and Zoning Agency had recommended approval of the addition during its Sept. 4 meeting.
The amendment now goes to Tallahassee for state
approval.
The 545 acres are collectively known as the Hy Dry parcel, and are located past the current northeast boundary of the Nocatee development. The Parc Group says it plans a neighborhood of low-density single family homes set well off the Intracoastal, with 50 foot upland buffers and houses 150 - 200 feet from the water.
If the amendment successfully passes through Tallahassee, the Parc Group will still need to change its development order, which will also require approval of the County Commission. Before construction begins, it will need approval from the St. Johns River Water Management District and to build docks — something the developer has said it expects to happen — the approval of the Army Corps of Engineers
County Commissioner Chairman Tom Manuel recused himself from the discussion and vote, saying he had participated in hunting excursions with a relative of the applicant’s. The remaining commissioners voted 4-0 to approve the amendment.
