New vet hospital plans to join Shoppes at Palm Valley

A new veterinary hospital is looking to join the growing list of businesses at the Shoppes at Palm Valley.

The Palm Valley Vet Hospital has applied with St. Johns County for a non-zoning variance to add 6,735 square feet of space to the existing 2,988 square feet of existing space previously occupied by Mercantile Bank.

The application also seeks to demolish portions of the bank and to install new parking and landscaping at the property located at 3783 Palm Valley Road. The request for the non-zoning variance also seeks to “allow for the length of a building parallel, or within 45 degrees parallel, to exceed the 120-foot maximum.”

Kim Del Rance, from the St. Johns County Planning and Zoning department, said the vet hospital is awaiting an architectural review, and may also require a zoning variance based on the way the building is situated.

The application has not yet been scheduled for a public hearing, but a Neighborhood Bill of Rights notification was released in November.

The Shoppes at Palm Valley currently contains a Publix, a UPS store, a dentist office and several restaurants and other specialty shops.
