Villa Calissa is a new boating community on the San Sebastian River in St. Augustine, developed by the Urban Partners team. The design, by Cronk Duch Architecture, is intended to be sophisticated, yet relaxed, with open interiors and Caribbean inspired exteriors. Amenities will include a community pool and fire pit overlooking the water and kayak or paddle board launch. The waterfront community is built around an oak grove that will serve as a park for the community.

“The developers insisted on designing around the existing trees, even though it incurred extra costs,” Michelle Mousin, sales director, said.

There are 11 homes and floorplans average just over 2,100 square feet, with three bedrooms and 2.5 baths, each with its own two-car garage. Standard finishes include crown molding in the living and master areas with porcelain plank flooring. Kitchens are outfitted with granite and Frigidaire Professional series stainless appliance package to include a 60-inch built-in refrigerator and gas ranges. The homes come with a deep-water boat slip included in the purchase price. The standard beam is 16-foot on slips but can go up to 20-foot with a small premium. Slips can accommodate a 40- to 70-foot boat with water and electric provided. Home and slip packages are priced from $679,000 to $859,000.

Construction started in March and presales have been brisk. There are seven homes remaining. Completion for the community is anticipated in the last quarter of 2020, although select homes will be completed earlier.

There is a full-service marina with dry storage next door. The master plan for the adjoining land includes retail, restaurants and a state-of-the-art children’s museum The TAG Museum.
