Workforce housing planned in St. Augustine

With a 5-0 vote, the St. Augustine City Commission unanimously approved Phase II of Corner Lot’s Flagler Crossing multi-family community on Oct. 24. In partnership with the city, 50 of the 180 units in the new phase will be leased at designated workforce housing leasing rates. The workforce housing rates will be offered in perpetuity based on a developer agreement and new land use and zoning designations.

Entry-level teachers, first responders and law enforcement officers will now be able to qualify and allow us to provide an apartment home for their family to enjoy the same community and amenities as their neighbors.”

Located on San Sebastian View in North St. Augustine, Flagler Crossing is a 42.6-acre multi-family development that includes two phases, 17 three-story buildings and 510 apartment homes. Floor plans will offer one-, two- and three-bedroom options. Luxury interior amenities will include 42-inch shaker cabinets, granite counter tops, subway tile backsplash, stand-up glass showers and walk-in closets. In addition, each apartment will include stainless steel appliances and a washer and dryer.

The $112 million project will include a clubhouse with a coffee bar and a 24-hour fitness center, a custom resort-style pool with an outdoor summer kitchen, a beach volleyball court, waterfront access with a kayak launch, a one-mile walking trail and more than 50 acres of undeveloped conservation land and trees for the residents to enjoy.

The new multi-family community will be located in close proximity to downtown St. Augustine and several employment centers, including the St. Johns County School District, the St. Johns County Sheriff’s office and a variety of public service offices.

Construction of Flagler Crossing began in fall 2021 and the community is scheduled to be complete in summer 2024. Summit Contracting Group is constructing the development.

Approval of Flagler Crossing makes Corner Lot one of the few developers building and providing workforce housing within St. Augustine and St. Johns County. Corner Lot’s development in West Augustine, King’s Crossing also includes workforce housing.
