New homebuilder, neighborhood and amenities coming to Shearwater in Phase II


Freehold Communities recently announced that Dream Finders Homes is the latest builder to be added to the Shearwater team and Falls Park, a new neighborhood within Shearwater, will offer several new amenities for the community.

Shearwater is a master-planned residential community located on County Road 210 in Northern St. Johns County. Its newest neighborhood will feature homes in a variety of sizes, extensive nature trails, a four-acre park, a community garden and dog parks.

“While planning for our newest neighborhood, our research indicated that current residents and future homebuyers continue to desire opportunities to build relationships with neighbors and connect with nature,” said Suzanne Maddalon, vice president of marketing for Freehold Communities. “Shearwater continues to meet this market demand by introducing new amenities, including an activity-focused park, two new dog parks and a community garden.”

Falls Park will be centrally located in the heart of Shearwater and offer a variety of outdoor opportunities including a lake overlooking the pavilion, a shaded picnic pavilion, ponds, a tot lot, an event lawn, and multipurpose paved pathways. Shearwater is also opening the Falls loop trail, a nature trail running through Shearwater’s naturally preserved habitat. The new trails and pathways will connect to Shearwater’s current trail system to enhance the community’s overall trail network.

The community’s first dog park area will include two fenced parks, one for larger dogs and one for smaller dogs. Finally, the community garden will feature raised beds available for residents to plant flowers, herbs and vegetables year-round. All Shearwater residents will have access to the new amenities at The Falls.

In addition to new amenities, Dream Finders Homes will build new homes on 50 ft. lots at The Falls. The first model home is the Willow Plan featuring three bedrooms and 2.5 bathrooms on 2,344 sq. ft. of land. Base pricing will start at $270,990 and the Willow plan will start at $304,990. Dream Finders Homes is now preselling – its model home is expected to be complete in Spring 2018.

One of Shearwater’s current partners, David Weekley Homes, will also be expanding into The Falls. David Weekley homes has already begun preselling its popular 40 ft. lot Coastal Cottage Homes, which feature 10 different floorplans for potential homebuyers to choose from. The 40 ft. lot homes range in size from 1,639-2,374 sq. ft. and include front porches and low maintenance yards. The Falls is expected to build on the Shearwater's current offerings, including a wide variety of home styles from seven residential homebuilders; the Kayak Club amenity center; a Fitness Lodge; Har-Tru tennis courts; resort-style lagoon and lap pool; the Perch Water Tower; Northeast Florida’s longest Lazy River and 13 miles of trails.
