Leasing applications are now open for Villages of New Augustine, a brand-new, 92-unit affordable apartment community located in the West Augustine neighborhood of St. Augustine.
Developed by nonprofit affordable housing developer Ability Housing, this thoughtfully designed community will serve income-qualifying households. The community was developed in partnership with the West Augustine Historical Community Development Corporation (CDC), fulfilling a neighborhood-driven vision several years in the making.
Villages of New Augustine features one-, two- and three-bedroom apartments. Rental rates will range from approximately $634 for a one-bedroom unit, to $1,599 for a three-bedroom unit. Move-ins may be available as early as Friday, May 15.
Community center amenities include case management offices, a computer lab, an exercise gym, a library, a conference room and flexible spaces for workshops and events. Outdoor amenities include a pavilion, walking trail, playground and open recreational areas. Energy-efficient appliances are included in all units.
Apartments at the Villages of New Augustine are open to households earning up to 60% of the Area Median Income (AMI). Rental rates will vary based on household size, income and unit type. Based on 2025 data from HUD, qualifying household income ranges start at $43,080 for a one-person household, up to $71,340 for a six-person household.
